Spacious semi-detached cottage, 5 minutes walk to the beach, in the heart of the pretty village with views to the village green. 


Lazy Days cottage has 3 well appointed bedrooms, all upstairs sleeping 6 comfortably plus a travel cot. There is an enclosed cottage style front garden with rear and side access leading to a maintained paved & lawned garden. Off street parking for one car to the rear of the cottage with extra on street available locally. Dogs are very welcome.

Downstairs

Own private front door and a spacious hallway with stairs to the upper floor. The hall opens into the bright open plan living/dining room which has large wood burner and also has access to the downstairs WC/cloakroom. The new fully fitted kitchen is to the rear of the cottage which has a Bosch electric oven/grill, Bosch inductive electric hob, Bosch dish washer, fridge/freezer microwave, filter coffee machine, toaster, nespresso, kettle and a washing machine.


The lounge/diner is a spacious and bright area running from the front to the back of the cottage and has comfortable seating for 6 guests plus a high chair. There's a large digital flat screen colour TV with access to satellite channels via a Freesat box which also allows login to your own Netflix account, a DVD player, Sony PlayStation 4 (PS4) and a BOSE wireless sound system. Large French garden doors open directly to the rear patio and garden with the opportunity to dine outside.

A cosy wood burner stove provides a centre piece to the family room plus there's oil fired central heating and free unlimited high speed WiFi.

There is a great selection of family toys, games and books as well as a high chair, stair gates x 2, bathroom steps, kitchen plates/cups and a travel cot making it the perfect family destination.
All bed linen and towels are provided (not beach /dog towels) and the semi-detached cottage is no smoking throughout, except for the outdoor patio area.

Upstairs

Upstairs there are three very bright and spacious bedrooms leading from the landing and a large family bathroom with a full size bath, separate walk in large shower, washbasin and WC.

Bedroom 1: At the front of the cottage the master bedroom has a comfortable king size bed plus tasteful storage furniture.

Bedroom 2: To the rear of the property containing both a double bed and a single bed, generous wardrobe storage plus a new smart tv.

All of the bedrooms are tastefully decorated/furnished to a high standard with ongoing replacement and upgrade work and offer a selection of synthetic & feather pillows with 100% cotton bed linen.  Pictures of furniture may differ slightly due to recent installations.

Garden

The rear garden is fully enclosed and is secure for dogs with patio paving, landscaped lawned area plus gravel seating area. For sunny days, there is outdoor furniture seating 6 to enjoy al fresco dining and relaxing. 

Parking to the rear garden and this exclusive reserved parking space has a brand new electrical vehicle (ev) charge point which is a single phase untethered AC Electric vehicle charger with a type 2 socket.  Guests will need their own charging tether and are responsible to pay the costs of charging based on consumption.  Contact us for more information: info@cottagesinwinterton.co.uk.  


Safety

Safety gates are in place on the stairs both top and bottom, there are 2 x CO2 monitors, active linked fire alarms throughout the property, a fire extinguisher by the front door, emergency lighting and a fire blanket in the kitchen.  In addition, the wood burner is continually serviced.
